Reeds Vale

The highest-volume community in the ZIP, built by Signature Homes. Homes built from 2023 to 2026 range from about 2,953 to 5,315 square feet on lots of 0.24 to 0.65 acres, and the median price per square foot was $337. Amenities named in the same source include a clubhouse called The Lodge, a beach-entry pool, a fitness center, two pickleball courts, walking trails and a playground.

Falls Grove and McDaniel Estates

The ZIP's entry points to the $1M range, with medians of $980,000 and $1,000,000 and HOA fees of about $150 and $138 a month. Neither offers acreage; they are subdivision lots.

McDaniel Farms

A small group of four sales from $1.18M to $1.6M, median $1,504,000. Ask for the plat and covenants, since lot sizes and restrictions were not published in the source.

Estate and unplatted land

Forty-six sales had no subdivision at all: farms, homes on acreage and older houses along rural roads. They ranged from $243,000 to $6.4M with a median of $1,507,500, and carry no HOA. This is where the county's rural zoning, septic and greenbelt rules do most of the work.

$3M and up

Williamson County Planning, not a city, rules on rezoning and new subdivisions here. Before you buy next to open land, look at the zoning of the neighboring parcels and ask the planning office about any pending applications.

Against that, you pay more than in Franklin on Zillow's measure, the drive to Nashville is longer, and services are spread out. Water in Williamson County is split among utility districts and cities. Nolensville College Grove Utility District is one of them, and Milcrofton Utility District serves eastern Williamson County across 94.2 square miles. Inside the planned communities, ask whether the home connects to a sewer system or has its own septic field. On a rural lot, the county's Department of Sewage Disposal Management approves the site through soil mapping or, where it allows, percolation tests, and each system needs a protected backup area for future repair. Arrington is the neighboring unincorporated Williamson County community, ZIP 37014. It was settled as Petersburg, received a post office in 1858 and was renamed Arrington for a nearby creek; a railroad depot followed in 1914. Eagleville
