What is Westhaven?

Westhaven is a master-planned community on the west side of Franklin, developed by Southern Land Company, a privately held developer headquartered in Nashville that has been building communities since 1986. According to a published neighborhood guide, Southern Land has been building Westhaven since 2003 and expects to finish in 2031, so new sections are still opening beside streets that are two decades old.

The plan is laid out like a small town: houses with front porches set close to the street, garages on rear alleys, and a Town Center on Front Street with shops, restaurants and offices. You give up yard depth for sidewalks and a Town Center you can walk to.

The developer lists six builder partners: Ford Classic Homes, Legend Homes, SLC Homes, Stonegate Homes, Zurich Homes and Reserve SLC Homes. New homes from these builders are sold through Westhaven Realty, the on-site sales arm. Westhaven is not a gated community.

Westhaven homes for sale: prices by home type

In the 12 months to October 2026, 292 Westhaven homes sold at a median of $1,388,002, according to RealTracs MLS sales data. Prices ran from $575,000 to $5,700,000 at a median $474 per square foot, and half of all sales fell between $1,140,000 and $1,891,001. Zillow publishes no Westhaven-only value. Its typical home value for ZIP 37064, which includes Westhaven, was $911,270 in August 2026, so Westhaven trades well above its ZIP.

Houses

Houses are most of the market: 244 sold at a median of $1,543,612, from $773,000 to $5,700,000, and 178 of them closed between $1,000,000 and $2,000,000. As a rough guide from the same data, about $1,275,000 bought around 2,732 square feet and about $1,670,000 around 3,436 square feet. The house median rose from $1,345,000 to $1,543,612 over two years, while the typical house now takes 42 days to go under contract instead of 31.

Townhomes

42 townhomes sold at a median of $873,500. Over three years, 147 sold at a median of $870,000, so this tier has held steady below $1M. Townhome dues run higher than house dues because they include more exterior upkeep.

Condominiums

6 condominiums sold in the year at a median of $710,000, and 9 over three years at $730,000.

The 55+ active adult section

Westhaven includes a 55+ active adult section, and the developer says membership in the Astor Club is included with a new home purchase there. In October 2026 the developer was also advertising two years of HOA dues paid on select townhomes and select active adult townhomes as a limited-time offer. Ask Westhaven Realty which homes it still covers and get the terms in the contract.

New build or resale

96 of the 292 sales were new construction, and Westhaven Realty sold 95 of them. SLC Homebuilding built 67 of the 96; Ford Classic Homes built 12, at a $2,271,764 median. Resales leave more room to negotiate: only 43 of 161 resale sellers got their first asking price, and the median resale closed at 97.3% of it.

Amenities: the Residents' Club, pools, trails and parks

HOA dues cover the Residents' Club, pools, trails and parks, according to a published neighborhood guide. Golf is not included.

The Residents' Club and Fit 2

The Residents' Club is a 15,000-square-foot clubhouse with a fitness center, movement studio, art center, 37-seat theater and drop-in daycare. Fit 2 is a separate fitness center on Front Street, and the developer also lists pickleball and tennis courts.

Pools

The developer lists five pools: a heated saltwater lap pool for residents 18 and over, a slide pool with a 119-foot water slide and lazy river, a zero-entry pool, a shallow wading pool, and the Skube Swim Center competition pool.

Trails and parks

The developer's page gives two trail figures: more than 10 miles of walking and nature trails with 30 separate parks in one passage, and seven nature trails adding up to 9 miles in another. Plan on roughly 9 to 10 miles of trail.

Westhaven Golf Club

The course

Westhaven Golf Club opened in 2009 and was named to GolfWeek and Golf Digest lists of the best new courses of 2010, according to the club. It was designed by Arthur Hills, Steve Forrest and Associates as an 18-hole core course: par 72, 7,000 yards from the championship tee, five sets of tees and TifEagle Bermudagrass greens.

The club says the course was configured separately from the neighborhood, so no homes line it. If a fairway view is part of what you are paying for, look elsewhere: Temple Hills has homes on its course, and our Franklin golf course communities guide compares the clubs.

Membership and cost

Golf is a separate membership from the HOA. The club offers tiers that include corporate and national memberships, but it does not publish prices on its site. Ask the club for the current initiation fee, monthly dues and any spending minimum, in writing, before you count golf into the cost of living here.

How much are HOA fees in Westhaven?

The developer does not publish HOA dues. The figures below are from RealTracs MLS records for the 12 months to October 2026. Dues depend on home type and section and are billed monthly or quarterly; these are annualized.

The middle half of house dues ran $2,532 to $3,380 a year. A one-time transfer fee is charged at closing as well: on 166 sales that reported one, it ran $85 to $6,302, with a median of $1,885, about 0.14% of the price.

Before you offer, get the dues for that exact address in writing, with the transfer fee and any special assessment, and ask whether the section adds a charge of its own.

Location, schools and taxes

Westhaven is in ZIP 37064, about three miles west of downtown Franklin on Highway 96 West, and the developer puts it about 30 minutes from Nashville.
