Gated-community dues come from a published summary of gated-community sales. Avalon's median comes from its luxury-homes page; the gated-homes page puts Avalon at $1,250,000 across 20 sales, likely because it counts more sections. Ask for the sales in the specific section you are considering.

Around $3M and up: the gated estate communities

Treemont

Treemont's $4,675,000 median was the highest in a published analysis of Franklin's gated communities, apart from Hidden River's single sale. Median dues were $3,000 a year. Hidden River

Hidden River closed a single sale in the year, so its $4,900,000 figure is one home, not a median you can price against; a published analysis of RealTracs luxury sales records that sale at $4,100,000. Listings describe community horse trails. Median dues were $5,400.

Laurelbrooke

Southern Land Company's gated community off Sneed Road in ZIP 37069 has two entrances with 24-hour staffed guard posts. Its 14 sales had a median of $2,987,500, from $1,750,000 to $11,710,000, on lots of 0.46 to 3.06 acres, with dues near $5,500 a year. The full picture is on the Laurelbrooke page.

$1.5M to $3M: acre lots, new estates and a town plan

Legends Ridge

Gated, without a staffed gatehouse, on about one acre per homesite beside the Vanderbilt Legends Club. Its 13 sales had a median of $2,372,500, and dues ran a median $2,796. Late-1990s homes trade at a much lower price per foot than newer ones. See the Legends Ridge guide.

Westhaven

Westhaven is the volume market: 244 houses sold at a median of $1,543,612, and half of all Westhaven sales fell between $1,140,000 and $1,891,001. It is a walkable master-planned town on Highway 96 West by Southern Land Company, with a 15,000-square-foot Residents' Club, five pools and a golf club whose membership is separate and whose course no homes line. Avalon

Avalon is gated and holds Franklin's top house sale of the year, about $11.8 million for a 14,876-square-foot home on five acres. Its median was $2,100,000 across 16 sales in a published analysis of RealTracs luxury sales, with dues of $3,260 a year.

Hamilton and Lookaway Farms

Both are new-build communities where Partners in Building is among the builders. Homes built since 2023 closed at a median of $2,543,145 in Hamilton (14 sales) and $2,150,000 in Lookaway Farms (9 sales). Bonterra

Bonterra is gated, with a $2,299,970 median and dues of $3,600 a year. In the $2M+ custom tier, new Bonterra homes took a median 148 days to go under contract and closed at a median 95.6% of first asking price, a sign there is room to negotiate.

Ivan Creek and Lynnwood Downs

Both have very few sales. Ivan Creek's four sales had a median of $2,221,450. Lynnwood Downs, described in listings as a gated equestrian community with multi-acre lots, had two sales at a $2,218,750 median and the highest dues in the table, $6,000 a year.

$1M to $1.5M: where most $1M+ buyers start

SouthVale and SouthBrooke

SouthBrooke is on Lewisburg Pike in south Franklin, and SouthVale is its sister community west of the pike. SouthVale's 21 sales had a median of $1,449,000, and all 19 of its new homes sold at or above asking. SouthBrooke spans 75 acres and 205 home sites, developed by Ford Classic Homes with homes by Ford Classic Homes and Insignia Homes; its five new-home sales had a $1,598,520 median.

Starnes Creek

Twenty sales at a median of $1,466,385, with Drees Custom Homes building there. It is marketed as being in the Franklin and College Grove area, so confirm the address and ZIP of any home before you assume a Franklin location.

Gated options from about $1.3M to $1.6M

Reserve at Spencer Creek, the gated section inside Fieldstone Farms, had a $1,555,000 median with $1,740 in dues. Carronbridge and the Enclave ran $1,479,000, Carlisle $1,310,000 and Belle Vista $1,287,500.

Cool Springs East and Berry Farms

Cool Springs East's 20 sales had a median of $1,023,000. Berry Farms is mostly below $1M overall, but its eight detached homes sold at a $1,162,500 median.

Temple Hills

A country club neighborhood off Sneed Road that sits right at the line: 18 sales at a $969,000 median. The $1M+ homes are in The Links and Country Club Estates, and it has homes on the fairways of a 27-hole private club. See the Temple Hills guide.

Historic downtown Franklin

Beyond the subdivisions: Leiper's Fork and College Grove

  • Lockwood Glen: 16 single-family sales at $903,500, with a top sale of $1,450,000.
  • Sullivan Farms, Forrest Crossing, Poplar Farms resales and Stream Valley: medians from $765,000 to $845,000.

Best Franklin neighborhoods for gates, golf, land or walking to town

The right neighborhood depends on the house, the land and the amenities you want. Sorted that way, using the sourced figures above:

  • An acre lot behind a gate: Legends Ridge, with recent lots of 0.89 to 1.30 acre.
  • A staffed gate: Laurelbrooke, with 24-hour guard posts at both entrances.
  • A walkable town plan: Westhaven's Town Center on Front Street, or historic downtown Franklin.

At a broader level, Zillow's typical home value in August 2026 was highest in the McLemore planning area, at $1,426,530, followed by Seward Hall at $1,028,138. HOA dues and property taxes by neighborhood

Price is only part of what differs. Median HOA dues in the table run from $442 a year in Temple Hills to $6,000 in Lynnwood Downs, and they track what the dues pay for, such as gate staffing or exterior maintenance, rather than the price of the home. Some communities, Westhaven among them, also charge a one-time transfer fee at closing.

The city grew every year. The gain shrank to 255 people in the year to July 2024, the smallest of the period, then rose again to 1,305. The estimates do not say why.

More people move into Williamson County than leave it

The Census Bureau tracks net domestic migration by county: people arriving from elsewhere in the U.S. minus people leaving for elsewhere. For Williamson County it was positive in every year from 2021 to 2025: +6,080, +3,730, +2,081, +1,739 and +2,274. Some households do leave, as in any county, but more arrive.
