Temple Hills sits off Sneed Road in the Grassland area on the north side of Franklin, in ZIP 37069. Sneed Road links it to Hillsboro Pike, and two gated communities, Laurelbrooke and Legends Ridge, share the same road. The whole neighborhood is in Williamson County. Franklin County is a separate Tennessee county well to the southeast, and the shared name is a common search mix-up.
How it was laid out
The neighborhood grew around Temple Hills Country Club, which the club says opened in 1972 with a course by Leon Howard. Homes followed in stages: the original sections were built from 1978 to 1999, The Links in the early 2000s and Country Club Estates from 2009 to 2022. Street names in the older sections borrow from famous golf courses, among them Saint Andrews, Baltusrol, Oakmont, Carnoustie and Doral, so you can often tell the era of a house from its street.

Temple Hills homes for sale: prices and the three parts of the neighborhood
RealTracs MLS sales data for the 12 months to October 2026 shows 18 arm's-length sales from $588,500 to $6,350,000. The median was $969,000 and the average $1,416,050, a gap that tells you a few large sales pull the average up. The median home was 3,208 square feet on half an acre and sold for $297 a square foot.
Most of those sales come from the original sections, where prices sit mainly below $1M. The newer sections are where Temple Hills clears $1M, so for a $1M+ budget the section matters more than the street name or the view.
The original sections
Laid out from the late 1970s through the 1990s, these sections hold most of Temple Hills' homes, largely brick traditional houses on lots of well under an acre. They are the entry point to the neighborhood: a renovated house on a larger or fairway lot can approach $1M, but most trade below it.
The Links
An early-2000s section with larger lots and newer floor plans than the original houses. It is one of the two parts of Temple Hills where homes sell above $1M with some regularity.
Country Club Estates
The newest section, with custom homes built since 2009 and the neighborhood's highest prices. Larger, newer houses here take longer to sell than the original sections, which is common at the top of a neighborhood whose middle sits below $1M.
The top of the market
The highest recent Temple Hills sale in the same data, $6,350,000, was a 2022-built home of about 11,300 square feet on 1.69 acres. It is an outlier: no other recent sale comes close, so don't use it as a comparable for anything but another new custom estate on a large lot.
Temple Hills golf course homes: buying on the fairway
Unlike Westhaven, where no homes line the course, Temple Hills has homes on its fairways. A course view does not by itself put a home above $1M here: section, size and condition set most of the price, so compare a fairway house with recent sales in the same section rather than with the neighborhood median.
If you want golf frontage at $1M+, you are mostly shopping the newer custom sections, or buying an original-section fairway lot with a plan to renovate or add on through the Architectural Review Committee.
Two practical checks for any fairway house: ask how close the tee or landing area sits to the back of the lot, and read the covenants on course access. Under the neighborhood rules, the course is for club golf members and their guests only, so owning a fairway lot gives you the view, not the right to walk or ride on it.
Temple Hills Country Club: golf, dining, tennis and pool
Temple Hills Country Club is a private club operated by Invited, the company formerly known as ClubCorp. Its golf, dining, racquet and pool facilities sit inside the neighborhood, and membership is a separate decision from buying a house.
The 27 holes: Deercrest, Quail Run and Dogwood
The golf is three 9-hole courses designed by Leon Howard, each par 36, which members play in 18-hole combinations. The club publishes these figures for each nine:

The club lists practice facilities, a golf shop with club fitting, regripping and basic repairs, private lessons, group clinics and player development programs. Junior golf includes instruction, leagues and seasonal camps.
Dining and events
The clubhouse serves casual meals after golf and Friday night dinners, and the club runs wine tastings, cooking classes and mixology events. It also hosts weddings, celebrations, corporate meetings and golf outings.
Tennis, pickleball and the pool
Racquet facilities cover tennis and pickleball, with private lessons from the club's tennis staff and organized play through the year. Membership categories
The club lists three categories. Full Golf covers every amenity: golf, tennis, pool, dining and social events. Classic Golf limits golf practice and play to Tuesday through Thursday all day and Friday tee times before noon. Social membership covers the clubhouse, tennis, pool and dining without golf.
Reciprocal access through XLife
Invited sells add-on benefits it calls XLife. For golf members, the club lists 50% off dining at Temple Hills, 25% off dining at participating city clubs, and two cart-fee-only rounds per club per month at participating clubs when traveling. The social version lists the same dining discounts and 12 cart-fee-only rounds a year, at most two a month. Invited says the network reaches more than 350 private clubs, plus preferred rates at more than 150 Troon-managed resort and daily-fee courses.
What membership costs
The club does not publish prices: each category says to inquire for the initiation fee. Ask the membership office for the initiation fee, monthly dues, any food and beverage minimum, cart and locker fees, the cost of XLife and whether any part of the initiation is refundable or transferable, all in writing. Do you have to join?
No. Club membership is separate from owning a home and from the HOA. You can buy in Temple Hills without joining, and a membership does not come with the house.
Temple Hills HOA fees, covenants and rules
What the dues are
The HOA does not publish its dues. MLS records from the past year show assessments billed three ways: monthly on eight homes ($35 to $167 a month), quarterly on 11 ($85 to $500 a quarter) and yearly on two ($418 to $585). Put on an annual basis they run $340 to $2,004, with a median of about $440. That is low for Franklin: house dues in Westhaven have a median of $3,188 and Laurelbrooke's run about $5,508, because those pay for clubhouses, pools or gate staff that Temple Hills' HOA does not. Confirm the exact figure for the address, and ask whether The Reserve carries a separate charge for its gate.
Architectural review
Exterior additions and changes need approval from the Architectural Review Committee. The application fee is $25, waived if you apply and get approval before work starts, and the HOA encourages online submissions. Get the approval in hand before you sign a contractor for a pool, fence, addition or new roof.
Everyday rules worth knowing
- Boats and utility trailers may not be kept in view at any time.
- Large vehicles or ones with trailers should not be parked on the street for more than an hour or two, or overnight.
- Trash cans stay out of sight and go back in on collection day.
- Dogs stay in their owner's yard or on a leash.
- Signs are not allowed in mulched areas, medians or on signposts, and open house signs may go up no more than two days ahead.
- Only club members and guests playing golf may be on the course.
Renting out a home
The covenants regulate rental properties. Temple Hills or Westhaven
Both have golf, but in opposite ways. Temple Hills puts homes on the fairways of an older 27-hole club and charges little in HOA dues; Westhaven keeps its Arthur Hills and Steve Forrest course apart from the houses and spends its much higher dues on pools, a 15,000-square-foot Residents' Club, trails and a town center. Westhaven's house median is about $575,000 higher, and its homes are mostly built since 2003.
Temple Hills or Legends Ridge
Legends Ridge is the step up in lot size and price on the same road: roughly one-acre homesites, homes built from 1997 to 2025 and a median of $2,372,500. It is gated without a staffed gatehouse and sits beside the 36-hole Vanderbilt Legends Club rather than on a course inside the neighborhood. Compared with Country Club Estates, you get a gate and a more uniform one-acre street, at a higher price per house.
Temple Hills or Laurelbrooke
Laurelbrooke is the top of this group: a median of $2,987,500, lots up to about three acres and two guard posts staffed around the clock, paid for by dues more than ten times Temple Hills' median. It has no golf course. Selling in Temple Hills: why many listings don't sell
Temple Hills has an unusually high share of listings that end without a sale. In the same 12 months, 26 of the 47 listings in the neighborhood ended without a sale, about 55%, according to RealTracs MLS sales data. By comparison, about one in eight Franklin listings below $1M failed to sell, and about 35% above $3M did. The homes that did sell closed at a median of 97.2% of their first asking price, and only 4 of 18 closed at or above it.
Thin comparables above $1M
The data points to one cause: pricing a newer, larger house off a neighborhood median that the original sections set. Two sales in The Links and four in Country Club Estates are not much to price from, and a buyer's appraiser faces the same problem. Sellers in the newer sections do better pricing against Legends Ridge, Westhaven and other $1.5M to $2.5M Franklin sales with similar size, age and lot, then adjusting for what Temple Hills offers (fairway frontage, low dues) and lacks (a full gate).
What it means for buyers
For buyers, a long list of expired listings means sellers who have already tested a higher price. Ask for the listing history of any house you like: how many times it has been listed, at what prices and for how long. Getting around
A published neighborhood guide puts Temple Hills roughly 15 minutes from Main Street in downtown Franklin and 25 minutes from downtown Nashville. Sneed Road connects to Hillsboro Pike, and Highway 96 leads to I-65. Fire protection in Temple Hills is provided by the Volunteer Williamson County Fire and Rescue Squad, according to the HOA.

Don't assume which tax rate applies. Look up the parcel on the Williamson County assessor's site to see whether it is inside City of Franklin limits. The difference is real: on a home appraised at $1,500,000, assessed at 25%, the 2026 county-only rate of $1.30 per $100 gives a bill of $4,875, while the Franklin rate outside the Franklin Special School District, $1.566, gives $5,872.50. - The section. Confirm from the plat or the listing whether the house is in an original section, The Links, Country Club Estates or The Reserve. Each prices differently, and the section decides which sales are fair comparables.
- City or county. Look up the parcel on the Williamson County assessor's site so you know which tax rate applies before you budget.
- The dues, in writing. Ask the HOA for the current assessment for that address, how it is billed, any special assessment planned and any separate charge in The Reserve.
