Which Franklin golf communities put homes on the course?

A golf community and a golf-course home are not the same purchase. In some neighborhoods the course sits beside the houses; in others the lots back straight onto fairways. Franklin Bridge Golf Club (public)

Franklin Bridge Golf Club, at 750 Riverview Drive in ZIP 37064, calls itself "Greater Nashville's Public Country Club." It sits off I-65 and says it is about 20 minutes from Nashville. This is the course long known as Forrest Crossing Golf Course: it was renamed The Crossing in 2017 and took its current name after a sale reported in January 2019 to a company headed by a PGA professional, when it was described as a staple of daily-fee golf in the Nashville market. Golf directories list it as an 18-hole course and credit the original Forrest Crossing layout to Gary Baird.

The club offers a River Club membership, a pub, a putting lab and an instruction program, and it hosted a 2023 U.S. Amateur qualifier and a 2024 U.S. Women's Amateur qualifier. No membership is needed to play. The Forrest Crossing subdivision, built from 1989 to 1999, shares the course's original name and appears in MLS data as a golf-course address, but it sells mostly under $1 million (see below).

Westhaven Golf Club (membership club)

Westhaven Golf Club opened in 2009 and made the GolfWeek and Golf Digest lists of best new courses for 2010. Arthur Hills, Steve Forrest and Associates designed it as an 18-hole core course: par 72, 7,000 yards from the championship tee, five sets of tees and TifEagle Bermudagrass greens. The club says the course was configured separately from the neighborhood, so no homes line it. Membership is sold in tiers that include corporate and national options, and prices are not published.

Temple Hills Country Club (private)

Temple Hills Country Club, in ZIP 37069 off Sneed Road, is a private club operated by Invited. Its 27 holes by Leon Howard are played as three nine-hole courses, which golf directories name Deer Crest, Quail Run and Dogwood and date to 1962. The club also offers tennis, pickleball, swimming and dining. It is the Franklin course with the most homes directly on it: the older fairway houses of the Temple Hills neighborhood back onto the holes.

Vanderbilt Legends Club (membership club)

The Vanderbilt Legends Club, at 1500 Legends Club Lane in ZIP 37069, has 36 holes designed by Bob Cupp and Tom Kite and was founded in 1992. Vanderbilt Athletics lists the North course at 7,200 yards and par 72, and the South at 7,100 yards and par 71. It is home to Vanderbilt's men's and women's golf programs, and its practice range has more than 100 hitting stations. Vanderbilt describes it as 17 miles south of downtown Nashville. The gated Legends Ridge neighborhood sits beside the club.

Old Natchez Country Club (private)

Old Natchez Country Club is a private 18-hole club in Franklin. Golf directories credit the course to Gary Baird, date it to 1975 and list it at par 71 and 6,501 yards from the back tees, with water on twelve holes and many elevated greens. Visit Franklin lists the club as an event venue. No source checked for this guide says whether homes back onto the course, so ask the club and read the plat of any lot nearby before you assume a golf view.

The Grove (private, College Grove)

The Grove's 18-hole course is a Greg Norman design inside a private, gated community in College Grove, ZIP 37046, and it hosted LIV Golf Nashville in June 2024. For that event the course played as a par 71. Golf at The Grove comes with the community: a brokerage guide reports that club membership is sold in optional tiers separate from the HOA, so confirm the current tiers with the club. Whether a particular homesite touches the course varies, so check the plat.

Troubadour Golf and Field Club (members only, College Grove)

Troubadour's 18-hole course is a Tom Fazio design, according to the club, on a Discovery Land Company property between College Grove and Arrington. The club's Homestead area is surrounded by the course, so this is one of the few places near Franklin where homes are built around the holes by design. The club lists a TrackMan practice range alongside the course and places the property 13 miles from downtown Franklin. It describes itself as members-only and publishes no fees.

Each golf community and the homes around it

Westhaven: a full course with no homes on it

Because Westhaven's course was laid out apart from the houses, no lot in the neighborhood backs onto a fairway. If you want a fairway view, look somewhere other than Westhaven.

What Westhaven offers instead is a walkable town plan by Southern Land Company with the course at its edge. Over the 12 months to October 2026, 244 houses sold there at a $1,543,612 median, and 178 of them fell between $1 million and $2 million. Temple Hills: fairway homes, mostly under $1 million

The homes around Temple Hills Country Club do sit on the course, but the fairway houses are the older ones: six of the seven that traded in the past year closed between $588,500 and $1,003,000.

The $1M+ homes are in the newer sections. Two sales in The Links closed at about $1,505,000, and four in Country Club Estates had a $1,885,000 median. The neighborhood's covenants reserve the course for the club's golf members, so owners who don't join may not walk or bike on it. Only The Reserve section is gated. Legends Ridge and the Vanderbilt Legends Club

Legends Ridge, off Sneed Road, takes its name from the Vanderbilt Legends Club beside it. The neighborhood is gated, homesites run close to an acre, and its 13 sales in the past year had a $2,372,500 median. Club membership is not part of the HOA dues. Details on the Legends Ridge page.

The Grove: a Greg Norman course in College Grove

In The Grove's 12 months to August 20, 2026, 56 homes closed between $1,760,000 and $7,999,900 at a $3,056,007 median, with HOA fees of $237 to $400 a month. Homesites listed in October 2026 ran from under half an acre to about 2 acres. Troubadour: Tom Fazio and a members-only model

Troubadour Golf and Field Club is a Discovery Land Company community on 860 acres between College Grove and Arrington, with 375 homes cited by the club. Besides the Homestead, which wraps around the Fazio course, The Farmstead is the second residential area. Eleven homes closed in the 12 months to August 20, 2026, from $3,450,000 to $13,750,000, at a $6,200,000 median, with HOA fees of $596 to $715 a month. Forrest Crossing: a golf address below $1 million

Forrest Crossing, built from 1989 to 1999 on Murfreesboro Road, takes its name from the course now called Franklin Bridge Golf Club. Its 12-month median was $703,500, so it sits below the price range this site covers. It shows up often in golf-home searches, and if you want a home near a public course rather than a private club, it is the neighborhood to look at; confirm on the plat whether a given lot touches the course.

Club membership and HOA dues are two different bills

What the HOA covers

In every community above, the homeowners association runs the shared ground: entrances, common areas, pools and trails. Westhaven's dues cover its Residents' Club, pools, trails and parks, and its house dues annualized at a $3,188 median in MLS records. Temple Hills' median annual assessment was $442. The Grove ran $237 to $400 a month and Troubadour $596 to $715 a month in the same kind of data. None of these figures buys golf.

What membership costs

No club here publishes its prices. Westhaven Golf Club offers tiers that include corporate and national memberships.For The Grove and Troubadour, ask the club for initiation, annual dues, food or spending minimums and any capital or transfer charge due at closing. Figures quoted on other agents' pages are not a substitute for the club's written schedule.

What to check on a golf-course lot

  • Whether the lot touches the course. "Golf community" can mean the course is a mile away. Look at the plat, not the brochure.
  • Access rules. Temple Hills' covenants keep non-golfers off the course. Ask what your community allows.
  • Whether membership transfers with the house. If a seller's membership matters to you, ask the club how transfers work before you write an offer.
  • Fees at closing. Westhaven charges a one-time transfer fee, with a $1,885 median on sales that reported one. Ask every HOA and club for its closing charges in writing.
  • Easements and covenants. Read the recorded restrictions for fence, landscaping and exterior rules along the course.

What a $1M+ golf home costs to own

Property tax on a golf home

Add three lines to the mortgage: property tax, HOA dues and, if you join, the club. Tax depends on whether the parcel is inside the City of Franklin, and The Grove and Troubadour are College Grove addresses in Williamson County outside the city.
